Qué necesitas antes
Provide:
- Buyer name and contact

- Desired zones (barrio/ciudad)
- Property type and specs (beds, baths, features)
- Timeline to purchase
- Motivation level (just looking / serious / need to move fast)
- Special requirements (parking, terrace, elevator, etc.)
Errores que conviene evitar
- Ignoring financing reality: Buyers say €300K but only qualify for €250K — always pre-check mortgage capacity
- Showing wrong zone: Buyer says "Madrid centro" but has €150K — you know that doesn't exist
- Not qualifying timeline: Showing to buyers who won't buy for 18 months wastes everyone
- Missing community fees: Not disclosing €300/month community = shock when buyer discovers
- Over-promising on yield: "7% NET yield" is often 5% gross at best — be conservative
